Generally, most of your inspection reports will contain maintenance recommendations, life expectancies, and minor imperfections. These are helpful to know about. However, there may be issues detected in my inspection that really matter. If detected, those issues will fall into four categories:

  • 1.

    Major defects. An example of this would be a structural failure.

  • 2.

    Situations that lead to major defects. For example, a small roof flashing leak.

  • 3.

    Situations that may hinder your ability to finance, legally occupy, or insure the home.

For example, older, sub-standard nob and tube electrical wiring

  • 4.

    Safety hazards, such as an exposed, live busbar at the electric panel.

Anything in these categories should be addressed. A serious problem can often be corrected, and I will review the detailed report with you to make sure you understand everything and answer any remaining questions.
